Governing and fundraising aspects within GLT are fully decentralized. This approach fosters community ownership, transparent decision-making and broadened stakeholder engagement.

Membership & Collaboration:

In alliance with New Earth Development, DAO Universe, Regen Civics, other contantes and networks, but specially with over 100+ real estate developpers and community builders, Gaia Hub offers a collaborative platform. There Collaborators and allies undergo a rigorous application, review, and onboarding process, ensuring alignment with GLT’s standards and criteria.

Mastermind Initiation Process:

Communities interested in the GLT Mastermind undergo a rigorous selection process. Once on board, they gain access to resources, funding and an in-person mastermind event held on the project’s location. Continuous evaluation ensures communities steward the land effectively, with GLT maintaining an ongoing relationship to foster collaboration and improvement.

Scaling & Future Vision:

 In a short span, GLT has supported 25+ land projects across 10 countries, reflecting its commitment and impact. The vision is expansive, with aims to stretch its footprint across all continents, scaling responsibly. The influx of projects is anticipated to remain consistent, fueling GLT’s mission further.

Land Lease Model:

Provides an excellent example of how this model functions.

Milestone-Based Tenancy:

Tenure rights on the land operate on milestone-based timelines with specific requirements. Initial milestone requires the development of habitational construction aligned with Starseed Village’s guidelines within 3 years, with a minimum investment of $30,000. Subsequent milestones occur at the 5th, 10th, and 20th years.

 

Land Development and Preservation:

Construction is limited to 25% of the total land area. The remaining 75% is earmarked for natural and wild preservation.

Ownership Model:

Ultimate ownership remains with the Land Trust. Land rights are represented by specific NFTs. Holders of these NFTs own the access rights to the corresponding land.

Land Rights Transferability:

Land itself cannot be sold. However, rights can be transferred, sold, or gifted in the form of the corresponding NFTs.

NFT Transaction Protocols:

NFTs can be transferred, sold, or gifted. Gifts are exempt from royalties upon approval from the LT Council. Sale or transfer attracts specific royalties. New NFT holders must comply with LT bylaws. 

LT holds the right of first refusal when an NFT is being sold.

Member Responsibilities:

Clear mission statements regarding land-use intentions are mandatory. Active land development throughout the 20-year lease is essential for lease renewal without additional costs.

Non-compliance results in a penalty during lease renewal.

Land Reclamation:

LT reserves the right to reclaim land if milestones aren’t met. In such cases, the member’s NFT is bought back by LT at its original price.

Environmental Stewardship:

NFT holders do not own natural elements like trees, rivers, or animals present on the land. Any modifications to rivers require Starseed Village Council’s approval. The model showcases a novel integration of blockchain technology with land stewardship, ensuring sustainable development while providing flexibility and benefits to community members.
